LAGOS RANKS FOURTH FOR LUXURY TWO-BEDROOM RENTS

Lagos has ranked fourth among 10 cities with the highest rental costs for high-end two-bedroom apartments in 2026, with the average annual rent estimated at $19,379.

According to a recent report by Nairametrics, the high cost of luxury housing in Lagos is being driven by limited land availability, strong demand in prime locations, rising construction costs, property speculation and the depreciation of the naira.

The report noted that luxury properties in areas such as Ikoyi, Victoria Island and Banana Island are often priced in US dollars. Some ultra-luxury developments around Bourdillon, Alexandra and Gerrard roads in Ikoyi can reportedly command annual rents of up to $130,000.

Beyond annual rent, prospective tenants also face additional costs, including agency, legal and agreement fees, caution deposits and service charges.

The report attributed the pressure on the rental market partly to rising construction costs and the shortage of available land in prime areas.

Lagos’ ranking highlights the growing cost of housing in the commercial capital, where strong demand continues to put pressure on properties in sought-after neighbourhoods.

The development also reflects wider affordability challenges in the city as rising housing costs place increasing pressure on residents and households.
