176 Estates Declared Illegal in Lagos — Developers Given 21 Days to Comply

 

The Lagos State Government has identified 176 estate developments across the state as illegal, giving developers a 21-day ultimatum to obtain proper layout approvals or face enforcement actions.

 

This was announced in a statement released by the Ministry of Physical Planning and Urban Development, signed by Mukaila Sanusi, the Ministry’s Director of Public Affairs.

 

According to the government, the flagged estates are located mostly in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, and were listed after an extensive audit of unapproved property developments in the state.

 

Some of the estates affected include:

Adron Homes, Elerangbe

Aina Gold Estate, Okun-Folu

Diamond Estate, Eputu

Prime Water View Garden, Ikate-Elegushi

Royal View Estate, Ikota

 

Speaking on the matter, Oluwole Sotire, Permanent Secretary of the Office of Physical Planning, emphasized that building and operating estates without layout approval violates Lagos State planning laws and disrupts efforts to create an organized and sustainable urban environment.

 

“This exercise is part of our duty to ensure Lagos develops as a safe, smart, and well-regulated city,” he said.

 

Developers and estate owners have been directed to submit their documents for proper registration and approval at the Ministry's office in Alausa, Ikeja, within the next 21 days.

 

Sotire also reminded real estate developers to register with LASRERA—the Lagos State Real Estate Regulatory Authority—which oversees compliance and helps maintain order in the fast-growing property sector.
